I'm not sure how it works in New Mexico, but if the home is on land that is owned by the same person who owns the mobile home, and if the home is on a permanent foundation, it may be that the property is real estate instead of classified as a mobile vehicle.

A friend of mine did buy something very similar to what you describe.He's a contractor/ metal fabricator / salesman...bought a broken foundation building in a small town in Michigan, Has rebuilt the thing to code including a kitchen ,with a good portion of barter work, and 3 years later is getting closer all the time.

These two things alone were enough to back me off but then the real kicker was when he told me that he had spoken with other rehabbers who passed up the property due to the inspection revealing the foundation was bad.This house is probably best suited for demo.
