If they’re late the vast majority of time (and they know it’s visible in the app), they’re less annoyed at rent increases and also less likely to try and negotiate existing lease terms.

Annoying, yes... but not illegal. 

My only recommendation is to ensure it's not annoying like the old ones that played a video of someone walking around the screen or playing terrible music and nobody can figure out how to turn it off.

Once they see it's sales inside, they're usually annoyed anyway.

I used software 10 years ago and got annoyed because I wanted to see the numbers working through the process and calculations, and found myself reading through the calculations and workflow afterwards anyway. 

It disturbs my sleep/ it’s annoying and not normal I would say.

But I personally find it a little annoying when just the devices are provided without the actual service, so I would avoid that and pay the monthly fee for people to actually use Roku or Netflix.
