Nathan, in the case of your third point, this was taken care of by me because she was required to to sign a non-refundable deposit, so I have that 2500 but not the 4 months of rent she still owes.

Contact any RE atty and just ask them if they have done non conventional deals (lease option, owner financing subject-to, to name a few).

We want to travel, maybe buy a sprinter adventure van or a tiny house in the white mountains, or maybe invest in a few AIRBNB's down the road near ski areas to keep up our adventurous lifestyle (this one is more selfish but tourism in New England is great and steady).We look forward to to being regular on the forums and look forward to meeting and interacting with all the fine folks on BP.

You don't need to know all of those things if you instead learn to to ensure you're working with someone legit who knows all those things (and likely knows them better than you ever could). 

@Patty Gonzalez I have used CraigsList to locate handymen, grass mowers or other to go and look at the properties for me, take pictures and give estimates for their work - I offer to then send them a check for their time regardless  Another option is to ask a pest control company to to the same - you'll want a termite check anyway, so why not. 

I have units outside NY and similarly, nicely appointed units with a good team, very little need for a property manager - unless you have many doors and don’t want to to be hands on.

Or downsize to condo ( I need a home to go to to see elderly parents) and eventually rent  condo?
