I have not spoken to Modative yet, but the other architectural groups have quoted about $90,000 for taking me through Entitlement Docs (will attend only one meeting with City Planning, Community, and Neighborhood Council), Schematic Design, Design Development, Construction Docs, and Plan Check.  

My reasoning behind this assumption  is they just don't have the desired architecture, historical ties, or most importantly, city-backing/pumping in jobs like traditional Pullman and the areas East of CG.

I did a few projects in California this way since I'm an architectural designer but am not a licensed architect.

The way they are planned and constructed can vary depending on what types of housing you are providing.If you would like to know of some good Architecture firms to speak with I can provide three good ones that I know could do a good job for you.Chad

But the key point of getting rich via RE is not to follow the guru on youtube hahaha or BP guru.....but key is to understand the macroeconomy trajectory and Fed actions lol ; maybe because due to my background in traditional portfolio investment and software architecture, I could see real estate investment is not that difficult but there should be good strategic business planning with proper risk management adjustment.

It is monumental work that needs to be done and if your family member is going to be doing all of the work.....obtaining architectural/engineering drawings, submitting them to the city/county, obtaining permits, working with the inspectors.....or if you have to chase everything down, just keep in mind that it all takes time and someone has to do it.Or you can try a hybrid of the above two scenarios.....buy a "lived-in" property and have your family member remodel it to your liking.

Might check a Habitat for humanity or a building supply "Re-Use" store; "Architectural Re-Use" store they are big here in the pacific NW to reduce dump stuff.
