This will give you a solid baseline to see where your starting point looks like and develop a strategy from there.The west side is an appreciation market while the east side is higher cap with inherent volatility in stability with tenancy.I would look also in the akron market as many oos investors do not think to look there.

I don't really spend money on clothes, I'm pretty minimalist, just the occasional dinner date with the girlfriend.so Total so far I have: $1,824.34/$2,954.79 (~61.74%) Now I would like to put about 15 more percent into a Roth IRA before using my saved money towards potentially more volatile investments, so that would put me at about $700 a month to save for real estate investing.

Market is pretty volatile right now so it's a day by day basis that you may be able to beat that. it's only going to get worst  especially by the feds next meeting so don't wait to long sir.

If you want a constant aggressive situation that will only escalate and create larger problems, then don't give him what he views as control and "respect"--ie --notice that you are coming onto the property--you will find if you simply notify him, you will de-fuse the situation--a hostile tenant can damage your property and make your encounters an absolutely miserable situation--our problem tenant is like yours--aggressive, demanding and volatile--just a major pain --so we just placate her & give her notice & it seems to work--
