Sometimes tenants will let friends come over and wash their trucks, some washing vehicles will illegally fill up large tankers for water off of your spigots, your tenants might let water run for hours for kids to play in the yard, etc.When tenants do not pay water they typically care less how much they use or if toilets run, sinks drip, bathtubs leak BUT if they pay the bill they almost always call the landlord for a single drip!

I think the takeaway for you is a) you need to find the right deal that can create better cashflow than 100/month to make your investment vehicles work better for you than you originally envisioned (this is easy to say but hard to find, they won't fall in your lap) b) You need to have creative strategies with financing to leverage and amplify your ROI, all of which you can find on BP i.e.

However - you don't need to mess with setting up the connection and it is completely movable to other sites.Was super easy to set up and does stuff like calls or texts us when power goes out, it senses water or temperatures go above or below our thresholds.

@Johann Jells I understand, I am sure it doesn’t.As for knowing who it is rented to- I want to know who is on my property and the direct point of contact.Registered/Operable- I want to make sure that the vehicle can be moved and moved from the property legally.I have no doubt that you may be priced out of these issues, but a lease is meant to protect us when things go south.I added these things to my lease (in a bit more detail) after having dealt with inherited problems.
