How many more of these "gems" can you handle? 

Over time (about 6 months) I gave her light duties - Cleaning windows, painting, etc. and she turned out to be a gem.  

I am still looking and think I will find a gem, in the pile sooner or later, until then I will buy a few more rentals, sell some properties carrying the paper.

Curious to see if anybody uses any lesser known gems out there...

This gem snuck onto the MLS the Friday before labor day weekend, and by Monday (labor day), I had already submitted my offer, and Tuesday I had it tied up before anyone else bothered to compete (not technically true, one other offer went in that fast). 

I approached him and it turns out his family owned a title company so he was able have professional title researchers find the potential gems at a reasonable cost.

I'm thinking of managing my own SFRs once I get started (up to maybe the first 3-4) and plan on assembling a good gem of plumber, electrician, appliance handyman, etc so that if I get a call while at work about an issue, I can call up one of those people and get the issue fixed (if it's an issue of that type).
