Starting out Wholesaling In Las Vegas

I recently moved to Las Vegas and my wife and I are starting to wholesale. We are set up and just would like some advice on how to seriously get started generating leads? I don't know if I'm being too critical, but I go to websites like melissadata and listsource and I see all these lists I can purchase, but aren't these deals that have been seen by lots of brokers already? Does that mean that my best chance of getting a deal is to find a direct owner and then go from their? or from the wholesaling, middleman-perspective, do listsource and melissadata still fit the bill as great sources to spend money on starting out?

@Benjamin Nwankwo your suspicions about lists are spot on. Trust me, those people are inundated with letters and post cards. Not to say it can’t be done, it can. It just takes dedication and a serious budget to mail with the quantity and frequency necessary to regularly produce enough leads that will lead to deals.

In my opinion if you want leads right away, get a website, optimize it to CONVERT traffic, and get started with PPC. AdWords and Facebook. Not sure what your monthly budget would need to be in your market. I would think it would at least need to be 2-3k per month if you are serious about getting deals.
