It's a more conservative approach compared to starting out on your own without a degree because the perception is that college-educated grads are more qualified.

So then if you charge rents of say 820-860 rent per unit depending on finish if I normally charge 840 I could make rent at the high end and then give a 20 rent credit for paying early.Might be something to try.It's all about the perception of these tenants thinking they will get a deal.

This one wasn't a HUD but it was a comparable house in the same area with nearly the same asking price.Hopefully people's negative perceptions of HUD will keep most folks from bidding on this.
