I just got the inspection back and they want 8000 in repairs all of the repairs except a leaky drain and beam in the attic which is the HOAs problem were visible when they viewed the condo. since all the offers are close I have no reason to give them anything. so I am giving them 100 for the sink and getting HOA to fix beam if they do not like it I will go to the next offer.

Preferably near or on a lake (Lake Lavon, Lake Dallas... ) .and more...Once you define your target buyer you can derive your target seller and have a laser focused marketing campaign vs. casting a wide (and expensive) net.Good luck!

I don't think there's anything wrong with going after Class D or warzone properties but I'd make it a focus, a laser focus, and the meat-and-potatoes of your long-term strategy.

In general I think you will find it cheaper to get the foundation fixed, but then again it all goes to how much damage there is.Is it a slab or pier and beam?
