Finding the Right Property Fast

Hello--I am new to Real Estate investing but I have a busy full time job as an attorney.  I have done a lot of reading and am ready to get started on a wholesaling, flipping and buying and holding.  I will use one of these strategies based on what the deal may require.  My key question is -- how do I start finding deals efficiently -- and by that I mean -- how can I save time and energy in light of my busy schedule and get to the deals I am seeking faster.  Are there any strategies that work?

Network-- find someone who matches your strategy, it's all about referrals. Go to a local REI club, or message people in your area, and just ask!
