I'd looked at my share of bargain infill lots where I invest (Arkansas) and more often the not I've found that it's literally not worth the money to build.  

I know nothing about how it works in Arkansas.

For 9 LONG Months (as long as it takes to develop a child), we drove for dollars, drove neighborhoods, sent over 200 letters, explored open houses, searched various markets including Alabama and Arkansas, submitted multiple offers and scoured the MLS + ZILLOW.

I thought REO's ar emuch easier and less worry on titles.  

I'm looking at starting a direct mail campaign that would aim at absentee owners who own small multifamily properties in the Northwest Arkansas area so I can acquire a solid buy and hold property or two.
