I look at about 500 to 1,000 commercial properties with OM's and flyers every week.

When you have a mortage, banks have put a Huurbeding (http://www.verhuurcommissie.nl/publicaties/Toestemming-van-de-bank-om-je-huis-te-verhuren) into the mortgage that doesn't allow you to rent without permission.

Underwrite every deal sent your way and look at the OM, rent roll, etc, so that you learn the process.

Plus, offering memorandum (OM) if available.

Some OM's provide a lot of disparity of properties that they consider "comps" but aren't credible comps at all.

Ideally you will only be receiving OM's for properties which fit your exact investment criteria at the sub-market, vintage, size and class level (ie 100 - 200 unit Class C properties built between 1970 and 1980 in Fairfax County, VA). 

I was looking back recently at OMs that I had been considering in 2014-2105.
