This purchase would involve a full rebuild down to the studs.

I have a modest background in web development and have been rebuilding a separate direct-booking site to align with a broader pivot to off-platform direct booking.

A lot of condos/townhouses will have large deductibles because they are insuring for large rebuilds. 

The issue here is that with investment rates as they are, I'd have to put more down (25% vs 20%) and then I'd be left with a long road to rebuild or repay that downpayment before I could repeat. 

If the surrounding area has a lot of tear down and rebuild or there’s no inexpensive way to renovate to make it more functional, likely not worth sinking much more money into it if most future buyers will just prefer to tear it down.

Most likely an 'old garage' will be a tear down and complete rebuild.

Once this $50k is gone, it will take years to rebuild. 

I did lose all those wonderful reviews but took screenshots for Guest Book and will rebuild in the next few months.

Therefore you can not rehab or rebuild on that property until the year is up.
