Upon inspection the appraiser will see the crawl space and see it was a mobile home plus a HUD tag and public record.One of the requirements in mobile home financing is the property "Must" be on a concrete permanent foundation(in order to be real property) on top of that it requires concrete pillars, skirting and the "Well and Septic" dug and placed within legal distance from subject property.

I’m still working toward my first deal too, but I’ve been learning that tracking maintenance and expenses is all about staying organized from the start. 

Hi @Gil Canfu definitely there are many places in DFW where you can invest in a good rental property.I am not sure where you are at, but if self managed you should start in cities with good proximity to where you live.All the corridor between Princeton to Saginaw has good deals but there are many others things to consider as I mentioned previously.

I am in Howe but IF, Rexburg and Pocatello are places I commonly go.

These costs are added to the basis since the property is not yet placed in service.3.

It will be very important to have both in place because of the fact I will be investing out-of-state.
