Its easy for everyone else to say, "kick them out as soon as possible" not realizing "soon as possible" is 3-6 months.

If you like help structuring this deal differently to give you more leverage, let me know, I've worked with new investors on game plans and seen others start with 90% LTV on their very first deal.

@Malcolm Brown it is great that you are thinking of the money to fund the deals you are going to get started with but understanding what a deal is, I think, should be the starting point. 

In Jersey City, it doesn't kick-in until 4-units - so for the smaller multis or single-units it is not a problem.

Hi Carlos, Tucson is a fairly inexpensive place to start house hacking compared to a lot of the west coast.

I started investing here in 2016 so it's been 8-9 years for me.

Also start talking to lenders now to understand their requirements
