I've considered a few properties in Windsor Park in the past, but haven't yet had the [courage, fortitude, confidence - pick your adjective] to move forward, at least partly due to the fact that there are a decent amount of vacant properties & sales comps are all over the place (what is the true market price?).

There is always going to be a "but...." you have to decide if you have the fortitude to take the risk- in my opinion, REI is much less risky than investing in stocks; you have a tangible asset that you control and can influence the value of, at least to a certain extent. 

Others have the fortitude to buy in rougher areas and deal with the associated problems or tenant turnover.

Even fewer make it to 5 years.It's not easy and it takes tremendous fortitude.

Not everyone will agree or will have the intestinal fortitude to do so.

It is a skill and will require patience and fortitude.
