Several properties near me are rentals and I thought a good way to get started would be to move my family to another house (it's a little beside the point, but I want to downsize) and using our current house as our first rental property, then using the profits from that property to bankroll the next, etc.We're 8 years into a 30 year mortgage that we got @ 4%.The house needs a little fixing up as we have pets and all that that implies.

Essentially a hard-money loan (out the door w/ points).5) Should there be any financial consideration given if I do not select a particular deal and just let the investment company hold the money to bank roll any deals they need to (i.e. 1-3% higher ROI)?
