Your real NOI is at risk IMHO.Look at the pictures from the turnkey folks for their properties: do you see old wood grained back splashes (Formica) and counter tops.

Sometimes we'll do white cabinets and inside the glass cabinets finish them black/blue/red or some other color to accent a color in the granite/tile backsplash or wall color.

@Matt LairdReally impossible to say without seeing it and knowing the level of finishes required, but I'd ballpark it at $30k+ based on what you've said here, maybe less if you're doing a bunch of the work yourself (we're in the DIY forum).That kitchen will be expensive, as you need cabinets, countertops, backsplash, appliances, fixtures and flooring.
