Get electrical connected (electrician)4) Do any cleaning , painting , etc needed to get it rent ready4) Get a tenant!

Example:  if a ceiling light needed to be moved and/or installed, I'd highlight where it should go (with dimensions noted) and give that to the electrician.  

My electrician is working thru options but I also want to try and think creatively as well.The one advantage here is that unit 1 is currently sharing common power, and this would allow us to split it off.

I also have many connections in the area for other trades, ie electricians, plumbers etc that I can call upon and potentially project manage on a house flip, rental etc

You can vet your team plumbers, electricians, your the property manager, insurance, banking, etc.  

Talk to an electrician, explain what you want to do, and they can do it for you.

-Long term holdMy rolodex isn't that great for trades (Plumber, Electrician, Roofer, Landscape, or Property Manager).

I used licensed plumbers, electrician, and framing contractors (most of what required permits had licensed contractors).In the case of the OP, if seller in disclosure disclosed that owner builder was used and not all work was performed by licensed contractors, he would be compliant with the rules in my markets.Best wishes

Outside of a electrician and a plumber do I need to hire a general contractor to oversee me while I work?

I told the electrician And he said he’s never heard of that and wouldn’t know how to handle.
