Crafting a good message, that actually results in a well qualified response is a lot of work.

If you spend time crafting intelligent emails/responses, they will take you seriously.

For a first timer would it be as simple as approaching a real estate attorney for help crafting the note and going from there?

One offs or someone who does a few a year may be responsive to you but they will struggle to get a crafted solution to an issue together in a timely fashion. 

Secondly I would suggest learning the craft of deal deal evaluation, real estate investing concepts and what cap rate, noi, cash flow, cash on cash return are.

If you want to make it work though, my first instinct is to make it a central hub for your town (I don't know if this is possible given the location) by reaching out to your local farmer's market, church, local craft Facebook groups, etc.
