Refrigerator $1100; stove $1200 whatever the cost was AND that they have to pay to install and any damages to walls/hallway/stairs will be billed next month.

If the tenant always pays on time and doesnt call or txt you about nonsense issues I might say ok.If they constantly complain it's going to be this stove top and then next week it's going to be the closet door that doesnt close perfectly and then the bathroom toilet and then a new refrigerator etc.Grease lightning!

So, for instance I replace the AC unit (on its last legs), the water heater, washer, dryer, and refrigerator on the last property I put in service.

You don't want to piss these people off too bad.I have seen people dump cement down the toilets on a ranch slab and the floor had to be jack hammered up and a bunch of new pipe put in.Have also seen a person tie a refrigerator to the top flight of the stairs so when you came in the front door it came flying down at you.Also have seen where they take a sledge hammer or regular one and go all throughout the property making holes in the wall so you have to replace all of the sheet rock.When you offered 6,000 what was their response??

Some of the items they have entered include:Blinds too long and don’t turn smoothly, tub plugged, stove dirty, door bell not working, dishwasher smell, we did get her new dryer, refrigerator drawers cracked along many more.Property management sends someone over and I pay several hundred for each of these.
