Bad Property Managment
I am losing my mind and Wondering if you all can provide me input on this.
I have a house rental in Portland, Oregon. I decided to go with a property management company since I work full-time and have two kids and I am very limited in time.
I paid property management about 5k just for basic turnover such as touch paint, replacing screens and not much besides that. The tenant moved in in
August and I have spent another $2000
In maintenance cost most of them performed by property management.
So, this is an additional $1000/month on maintenance costs since tenant moved in.
The tenant is very frustrated with property management based on what I hear and they seem to be entering a maintenance request everyday. Some of the items they have entered include:
Blinds too long and don’t turn smoothly, tub plugged, stove dirty, door bell not working, dishwasher smell, we did get her new dryer, refrigerator drawers cracked along many more.
Property management sends someone over and I pay several hundred for each of these. For example just to unplug bathtub they charged me $500.
Tennant enters endless list of requests and property management charges me close to $500 for every little thing and it becomes a nightmare.
If I end contact with property management they charge me $1000 or more. Also, per contact they are allowed to keep a deposit of $500 and replenish as it goes down.
I am at a loss and keep bombarded with maintenance costs every minute.

@Arta Montero, It looks like you have a property management and tenant issue. In my opinion, the clogged drain, long blinds, dirty stove, and cracked fridge drawers are not maintenance issues. They should have been addressed while the unit was being flipped and the PM company should not be charging you to come out and fix these items. I think you have two choices, take your chances with your current situation, change property management companies or self manage. I self manage but let me know if you want some hacks to self manage or names of good PM companies.
