Ideally your scores will be highest at 0% utilized of the entire credit limit.I've noticed that after repeated max'ing and paying off the card the adverse effects to your credit are less and less as the credit scoring model starts to realize that you're strategically using credit and know what you're doing.

I assume most landlords' biggest fear when evicting a tenant is either losing the ruling (because they didn't follow the process correctly) or being sued themselves (because of adverse actions they took while trying to evict the tenant).

If no coverage, then, depending on the total cost, odds are your Tenant will not have the money, so it is up to you if you submit a claim with your LL policy, or, if it is relatively low cost, pay out of pocket and save your insurance claim for a major event (multiple small claims will adversely affect your premiums and/or whether policy is renewable.
