We use infusion soft for lead management.

Some sometimes soft money real estate insiders, like members of boards of directors at large institutional investors, might also be good contacts because they're often well-connected.

I don't know the condition or which floor they are on, but it could be possible that some of the current tenants may ask for rent reductions when they see how much lower those vacant units rented for and if the market continues to be soft when they renew their lease.

Brrrr and value-add is definitely a target for us and I like your soft-start suggestion as an entry strategy to build our systems and relationships; this could gear us up well for a return to the U.S. in a couple of years when we could then escalate to Brrrr and beyond.  

The best way to analyze the deal is to speak with a lender to get a soft quote and terms for debt.
