Hello Bigger pockets!

I am new to the community and a soon to be first time home buyer. My husband and I are in the DMV (Maryland to be more specific), and are seriously considering house hacking. We are also members of NACA and will soon be meeting with our counselor to discuss in detail how to get the most benefit from the program. I would love to hear any advice from house hackers on getting started, guidance from anyone who is also a NACA home hacker, and any DMV real estate agents with Multi family property/NACA CERTIFIED that would be interested in working with us in the new year!

 Get fully pre-underwritten...this is a level deeper than preapproval. This will allow you to make offers without a financing contingency and be able to close in 3ish weeks. Do preinspections so you can make offers with no inspection contingency.  Use very strong escalation clauses with large escalators. I just wrote one offer where we were escalating in $20k increments, and they still took a cash offer $20k below ours.
