I have a 5 unit building on 9th Ave in that area and the homeless are always going through the garbage and drinking/sleeping/defecating in the alley behind there and it makes it really hard for me to keep quality tenants there.

But I get annoyed when the market drops back and all of these folks who were so determined to succeed, drink more koolaid the media pours about how there's no more money to be made in real estate.

Also if Colorado Springs publishes their police log you might look at it and see if there are citations at the address due to drinking etc.

Beyond liability, if they are providing drug/alcohol rehab to persons still under the control of the courts through probation type arrangements, there may be some legal reasons that they have to limit contact with outside persons who could supply drugs.Scaffolding?

But how do you know if they want the alcohol or the gift card?

In this little "drink the Kool Aid" session, they mention that certain hedge funds will hire you to find them properties, or will simply buy your finished product.So now I have to ask: Anyone ever deal with something like this?
