I've seen too many developers or wanna-be developers pound their fists on the desk only to walk out with their tails between their legs. 

I have an 8 x 4 foot, 1200 pound pool table on four legs that I want to move to the third floor of my 2 year old house (table is disassembled and mostly already up there).

Flynn to go F himself and go pound sand.Oh and I got to tell you, if I ever heard the phrase "Investment Model" come out of anyone,  I'd bolt a titanium plate over my azz for protection

This takes a LOT of my time.If I went to get a judgement against this tenant for the balance of the lease (if I could even find them to serve court papers), the judge would tell me to go pound sand, absorb it as a business expense, go re-rent the apartment, move on with my life and quit bothering him with this "nonsense."

I digress but a whole lot of BP people that have little money and want to jump in the game should really look at being a transaction coordinator.. work at home .. and just pound the computer scanner and fax.. and phones.. its a great home based business.I suspect My wifes coordinator makes well over 100k a year..

Ask yourself do you want to be the carpenter with a hammer pounding nails or do you want to be the investor cashing repeat checks and paying the contractor to do the grunt work freeing up your time so you can work on your portfolio instead of in your portfolio? 

Which brings up another point / judging dogs based on weight.My 50 pound dog has never done anything destructive in all my years here.

I too would use the Happy Clause...... this obviously isn't working out, so I will gladly release you from the the lease with zero penalty and you can find another unit that better suits your needs...... otherwise I document everything and she can pound sand....This is another reason I only do M2M leases from day 1...... both sides are protected and I have WAY more options.Never relay on the immediate past landlord...... if they are a nightmare they want them gone and will lie to your face to get them gone. 

Do you have time to pound 300 phone numbers to get 2-3 appointments? 

And as the saying goes, "an ounce of prevention, is worth a pound of cure".
