Hello all,

Nick Sidoti gave a presentation yesterday to my local REIA. He calls himself DR. Cashflow. He basically hangs his hat on the fact that he is the national guru on special needs housing. The local government pays higher rents: He actually markets that it is 3 times the regular rent. He is selling his program for the very low price of $797.00 (sarcasm). Of course, it is a step by step, if you follow it precisely, you will be successful regardless. The gimmicks make is sound too good to be true, but I believe that there is a need for special needs housing, so I am not too sure if it isn't true.

I currently have rental properties and increasing cashflow is always music to my ears.  I also know that most people who purchase these programs do nothing with them or they are too generic that some location specific details are left out.

So here I am, doing some homework.  Are there any of my fellow investors out there that have any experience with this program?  Are the rents collected that much higher? Any ideas?
