I was originally planning on purchasing through a turnkey company but decided I would rather buy on MLS in Madison County than in their available markets so I’m pretty much building my parachute on the way down!

I'm from Madison county originally and I would consider a buy and hold there.

It's impossible to find those kinds of deals in HP/Oakley.I'd suggest taking a look at Norwood, Madisonville, Madison Place, and Fairfax as areas close to where you're located that offer better ROI and more opportunities.  

The last time I knew, the unemployment rates in Madison County were some of the highest throughout the entire State of Indiana.I agree with Shawn, you may want to look closer to Indianapolis.
