I am a new investor starting out.  I am also a new Real Estate Agent in the Denver Metro area, so I have a fairly good understanding of real estate.  I have found some cheap properties in the Anderson, IN area with good margins and was looking for some feedback on that area.  I have a friend that has invested in some cheaper properties in the Toledo, OH area with some success, however, I know the neighborhoods are kind of rough.  What are the neighborhoods like in Anderson?  What areas should I avoid?  Are there any good property managers around this area?

Any feedback would be greatly appreciated.
