This seems steep, and I doubt there's some giant source of deductions that I or my current CPA is missing (who is not a RE expert, but is business-focused) that would offset this cost.

The last time I had my agent going into an occupied an occupied unit that was “tough to get into because of the tenant” the floors were destroyed, there was a ~50 lb dog, a giant cage, a giant sloppily patched hole in the wall, etc.

If you push to hard to get the tenant to pay for cleaning, clean it themselves, if you "threaten to withhold the security deposit" they could just take a hammer to everything in the unit as a giant "---- YOU!"
