Investing out of state. Home Union, Roofstock, others?

Hey all, I’m looking to get involved in REI and gain my FI slowly and methodically. Out of state markets are showing much better numbers than local areas. Curious what experiences (good, bad, indifferent) from those investing out of state. Did you use HomeUnion or Roofstock? Any other similar companies out there? Would you recommend out of state property(ies) for a first purchase? Thanks!

I used Roofstock over Home Union.  In my opinion, Home Union's fees are unreasonable and reading through their glassdoor reviews it appears that the company has low employee satisfaction and issues raised in the reviews gave me pause on trusting them to manage a property.
