New to Real Estate and in the New Orleans, Louisiana area

I am 25 and just started reading into real estate. I want to find a decent multi-family to buy around the city area. I am curious if there are anything specific in Louisiana I should pay attention or look into. I have a full-time job with about 20k to start my first purchase.

Should I get any licensing? I can provide more information on my situation. Excited to get into real estate

Hey Joshua, I'm pretty new to REI myself in Livingston Parish just outside of Baton Rouge. I certainly can't tell you anything about properties in New Orleans, but I can tell you I'm in the process of getting my real estate license for my own investing purposes. I have not liked having to depend on my Realtor for showings and getting info from listing agents. I want to be able to write my own offers and view foreclosed properties at my own convenience.
I talked to the broker that I'm hoping to work with and he told me by the time I am all done that I'll probably be into it for $1,200. That will be more than paid back after buying my next house.
Good luck in your property search.
