@Rashawn Stevens you could actually do a more direct approach.. have a simple landing page that capture emails and give away your epic post compiled in a pdf... this approach is called lead magnet and the whole system is called your sales funnel.I've done a few of these sales funnel marketing and have driven traffic using Google Ads and Facebook Ads for different types of businesses.. 

I'LL compile my uneducated plan and then hit the CPA.

I do not readily have a compilation break-down for ROI in a readily presentable manner, although I think it's a great point and now in my "A-Bucket" to get that added into metrics spreadsheet system.

I'll probably just compile data from Zillow and other real estate APIs like Realtor, or whatever is out there and compare it/average it...The Zillow info is useful because they'll have information that is available through the county, but the county doesn't have an API.

Its a software that compiles all the data necessary for sending direct mailers.

. :-) I am already compiling a list of handyman, HVAC, etc with the help of my friends that own properties in the area.  

I am thinking this might be a good place to compile lists of meetups, groups, forums, or other sources pertaining to Northern Nevada property and investments.  

My partner and I have compiled a list of 1000 off market units across the South East that we are going to use for our first direct mail campaign.
