By staying adaptable and informed then study it and make decisions. 

I would target the master bedroom and bathroom since it is most likely that couple that is spending the majority of the money on the stay (and the one making the booking decision/leaving the review). 

When it comes to safety or preventing further damage to the property, we will make decisions with or without the owner's permission as that is stated in the PMA.
