In todays environment a yearly lease protects them way more than you. 

Thanks for the responses.I just wanted to make sure its not language/culture barrier that is causing me to dismiss some of these- that would not be cool for lots of reasons- but here in LA in the LA rent control/tenant friendly environment- MTR hosts are pretty paranoid (that is because as alot of you probably already know- 30 days creates a legal tenancy)Invariably though these people act weird, wont be vetted, never have reviews, etc., so I'm glad others feel as I do.

You'll just end up having to buy something at a higher interest rate environment!  

Most banks won't take the time/money to research each home they have a HELOC on in this environment (during the housing crises they did).  

It definitely gives you a lot of flexibility.However, right now as a lender we are treating the market as a rising-rate-environment.  

This environment requires you to think fast.

I used to feel bad about him working so hard but now I've just accepted that he's certainly willing to stay and pay the late fee.One of the issues with working with someone who has spent a lot of time in prison (and I have seen this with my partners own brother who has been in prison 3 times) is that there are folks who do extremely well in a controlled environment (prison, the military) when someone else is telling them what to do but do absolutely lousy on their own.   

Best chance I think I have is via the neighbors, because their property is being negatively impacted and the subject property is creating a hazardous environment. 

Variables that impact production (lighting, co2, pests) are more easily controlled in an indoor environment.
