The truth is, they don't really know that this is happening.Distractions with shiny objects, technology and social media takes a big toll.

Then reach out to them again and on a regular basis to remind them because most times they forget and still think of you in your previous occupation.Utilize the internet & social media as much as possible.

While the first spouse receives the deduction, the second spouse then claims that income on -  Schedule C - and pays self employment tax.It's the exact same result, but you've at least transferred some Social Security/Medicare over to the second spouse for retirement purposes down the road, so that's good.If you're looking to figure this out for being a landlord, then you just put everything on one Schedule E for property you own jointly.

I hit the web and stumbled across biggerpockets i have been stalking the forums podcasts blogs and webinars as much as possible but hesitated to reach out. well i couldn't have found bp soon enough because i have now stumbled upon a partnership that is willing to  finance a small multi family, and put the title in my name, in exchange for 50% of future profit.needless to say i am very nervous as a couple months of reading in no way make me a qualified investment vehicle. but i am not willing to let this opportunity to enter the field of my dreams disappear. nobody in my extended social circle has any viable knowledge in real estate. so hear i am reaching out to the multitudes of knowledgable investors here on bp. i am open and grate full for any advice and criticism on any topic and would really love to find someone who understands my market.

So now I have just put 2 houses back on the MLS, but rather than just wait to another agent to bring me a buyer or do our usual marketing( we do a lot of social media) I wanted to see what everyone else is doing to sell their houses fast.

He's been to a few adoption events thus far, and we've put the APB out on social media, but so far, he's only gotten one foster application, and that one fell through.

The owner is more likely to just delay the foreclosure and in some area it could take years meanwhile the owner could be staying with family renting out the place to pocket the cash off the books and than a few years later the foreclosure finishes and he could get bumped into section 8 (depending on location) with the bill 100% footed by his social security or workman comp assuming they are older or just lost there job because of an injury.... or no matter what the age maybe there just a deadbeat and will burn the place down and let the insurance deal with it...
