We're looking to convert our current home into a rental with the option to purchase.Would anyone happen to have any thoughts, tips, recommendations on structuring a lease option?

HI - not sure if linking is allowed here but I just put out a piece on advice on this exact topic (https://www.biggerpockets.com/forums/517/topics/1196250-tip-...) - you should be OK but it would behoove you greatly to get some sort of documentation like a BPO (Broker Price Opinion) of the value now for use later in the refi!

Something as simple as handing out golf clubs at the local putt putt golf, or possibly being a waiter at a very high priced restaurant and taking home good tips.

Here are some tips I use to keep with it.I schedule my gym time in calendar, just like another meeting.I built a gym at home in my basement (right next to my office) as I prefer that to going to a crowded gym.I shop once a week and focus on mostly healthy food.

BONUS TIP: I just read on a listing that I'm going to adapt: Include in tenants lease they must pay for PSE&G Worry Free service.

So don't jump the gun and tip your hand to early.If 4 or 6 months pass and no idiot comes along, that's a good time for you to pop up with a reasonable offer (that the seller is considering "lowball," but so what).
