Hi all,I am very new to the real estate scene and am feeling a bit nervous about my next purchase.

Being newer to the scene and to the area, I would stick with areas that are well saturated with big guys that are well-known.

For anyone who has or is currently in the short-term rental scene, what are the margins you are used to?

NOI is a rough estimate, that number does not make scenes.

Many who managed to sell their homes for top dollar just before the crash, have serious flashbacks when they watch the rolling boulder scene in “Raiders of the Lost Ark”.

Seems like something else is going on behind the scenes here.

What you are seeing is a highly unorganised, often fly by night, business where personal opinions rather than good common scenes business practices often rules.

I mean just look at rip off report for much less things.. like hey this retail company sells luke warm coffee  LOL.. here you have people taking loss's in the thousands to multi thousands and really not a lot of them are doing much unless there is a behind the scenes things going on like maybe a few of them have banded together and lawyered up and the lawyers are saying stay off of social media.. that type of thing..

I've started surveying the multifamily scene in Greeley, cataloging the info of small buildings that interest me.  

The general public generally doesnt see the complicated behind the scenes stuff that the agents do, such as writing reports to challenge appraisals.
