$100k-150k to invest in Fort Collins Colorado for multifamily

Hi everyone! My wife and I are moving to Fort Collins in November. She works to pay our bills and I will be doing real estate. I have 100-150k to invest. I have an engineering degree and a masters in construction management. I've been doing construction management and facilities management for the last 20 years so I have some decent experience there. I've built a couple homes on the side and done a few flips/renovations. I'm very interested in building a smaller multi family or larger with the right partners. Does anyone have any advice for the Fort Collins area? Thanks - adam

Hi Adam,

I made the move north from Denver last year...  Welcome, in advance!  I'm in Greeley, currently planning to flip my first property... have a strong desire to be in multifamily, and plenty of management experience to support it.  Lack of capital is my current challenge.

If you're looking to get plugged into REI networks up north, they are a little sparse. ICOR meets monthly in Loveland. There's a guy named James Orr who does a lot of education in FTC. He has a pretty good sized network and might be someone to connect with. Meetup.com might help you get better networked in your new environment. There are a few groups meeting in FTC, but I don't make that drive very often.

It's been said, FTC has the highest price tags in northern CO.  Loveland has plenty of investor activity too, mid-range prices.  Greeley has the cheapest SFHs, with lots of potential rentals on the east and north sides of town.  I've started surveying the multifamily scene in Greeley, cataloging the info of small buildings that interest me.  I've been slowly approaching owners trying to find the right deal.  If I can work out an agreement, I'll need to assemble a partnership.
