You could be sued, when you get sued your scheme unravels in court, the judge gets ticked off at your clever dealings and slams you with lending violations.

I actually found another thread on the subject after googling the question and based on what I've read, it can be done successfully but it takes good rapport and a bit of clever bargaining.
