The first time they came, they messed up where the roof meets the side of the house and some of the shingles were crooked, plus got the tar on the shudders.

They get out there and they mow their lawns, they have the brick repointed when the mortar wears out, they get guys up on their roofs to replace their shingle, they get on the municipality to redo the sidewalks, and they resolutely hang out their decorations for Halloween and Christmas every year (look for dedicated efforts block-by-block during the holidays).

For some things, it's a grey area (siding, roof shingles, trim, etc), and for that, we'll discuss ahead of time if I'll provide it or if they will -- generally, it will depend on how picky I am about the specific material being used and who gets stuff cheaper.

Hey Tyron,I didn't end up buying the house, but I was going to leave it as-is and give it a fresh coat of paint (or two).I came across a post that recommended that I wash the shingles down first to remove dirt and mildew and then prime the shingles with an exterior acrylic primer.

I've had these guys go straight through shingles, no flashing or caulk, hanging straight off fascia board with one or two bolts, etc.

Make it an input in your analysis tool as its an important piece of information.Say the duplex is 10 years old, then you likely have another 5 years or so (assuming asphalt shingles and its the original roof) till you will have to re-roof.
