Approximately How Much Is A New Roof?

hey guys,

i've never had to replace a roof before and came by a deal that is pretty good. Needs minor cosmetics + a new roof. the house is about 1700 sqft built in 1980. I'm assuming this may be enough info to give a est. as to how much a new roof would cost?

This would be a flip so just a comp shingle is what i'm looking for. I wanted to get a feel of pricing on it here first and if it is even close to making sense, I'd call out a roofing company to meet me @ the house.

If it is a shingle roof that needs torn off, figure retail about 300 per square labor and materials. That is high, but it is better to be surprised with a lower price than a higher one.
A square is a 10x10 area/ 100 sq ft. This is surface area of the roof, not the house sq. footage.
