The Federal Housing Finance Agency (FHFA) gave conditional approval on Friday for a pilot program allowing Freddie Mac to purchase SFR closed end second mortgages. 

Same program, Fannie 5% down.Find another lender with reasonable terms.

Not paying the difference between their voucher and your rent is not a reason to evict them or penalize them from the program.

No on-site office, nearly autonomous functionality.

… heck ya… but I was more scared of being stuck in the same place and losing money on this new rental I just launched, I was a 100% newbie)I personally came into the mentorship program just to learn how to get travel nurses in my rentals (at the time it was my 1st rental property) . 

The combined loan to value (CLTV) has to be no more then 95% for most programs.

If you want to operate a functioning business and make money in this industry the regulations should excite you.

Hi Tim,I've seen rates in the high 7s to high 8's for full doc programs if the property debt covers, high FICO, liquidity and property qualifies.

Tenants don't see any difference between a den and a bedroom as long as it's a functional living space, so you won't run into any issues thereIt's unlikely that you would have to pump out the system more than normal with standard usage, but one thing I would recommend is to always ensure your septic alarm is fully operational.

@Jayden Gales- thanks ..if you havent already done so - get  formally pre approved with a lender that offers the programs you are considering ...getting pre approved  will help you become educated / prepared  for the next step .
