I tend to be pretty risk adverse and run away from run-down properties because I prefer to stay as passive as possible, but I admit there'd be a lot more opportunities out there if I could open my aperture a bit.

In most states it is required to send an adverse action / notice of denial of some sort, with details on the reason(s) for denial and details on how to obtain the credit report (or just credit reporting agency) on which the decision was based.

@jayhinrichs just because someone has a different job than you doesn't make it any more or less valuable.Most ppl are adverse to change and adaptation, wholesaling is a niche, I assume you and I are in very different spaces, that doesn't mean either of us is incorrect in our mission for our businesses. the point of all this is to learn, not cast dispersions upon one another, this is a village, Jay, it's simple.

I will take on something if I’m only 70% sure , I have the faith to not see the staircase and I am ok with just seeing the first step . they tend to be too risk adverse and doubt can be very expensive !
