parties never divorced.. estate was never probated because it just was not something the family new about or worried about.. title could be for ever clouded.. so the chance of  someone coming back and making a claim is pretty slim to non.. but you have to pay cash get a great deal. and take on that small risk..

hey @Kyle Craven im starting my investing journey and will share my .02 so far looking around DFWi'd say it depends how you go about financing: if you go the conventional route, you'd have to find something on mls and hope 30k covers the down and closing. you'll prob get more market value so CF might be slim but id look at markets like south dallas, south/east garland, mesquite or further suburbs like cleburne, granbury, terrell, farmersville, etc. unfortunately, most will involve some rehabbing to get it rent ready though (so more $$). even condos are more 75k-100k (+ some rehab).if you're looking for more CF margin, you'd have to find an off-market or use a wholesaler. that usually means using a hard-money lender, but those fees add up fast and you gotta put down at least 10% the purchase price. but once again, it'd be a pretty severe flip so more rehabbing cost. have you consider house hacking?
