Best Dallas Neighborhood For purchasing rental with $30g budget

If I am willing to put $30g all in on a property what is best neighborhood to invest in for long term rental? I have great credit. Currently own home in Lake Highlands so would like to keep rental close to this neighborhood.

Are you saying 30k for downpayment and closing costs or $30k for the entire purchase/rehab/holding costs?

What is your plan for the use of the 30K because the scenarios are very different and will a raise other questions.
