So you have to look for a motivated developer selling instead of holding,owner looking to retire, and also estate properties where kids inherited in a stepped up basis and no longer want to own.Deals are out there you just have to pound the pavement everyday.

The buyer always has the option to select their title company in the closing process - if you look at your loan/bank documents, you will see this is specifically noted that you can shop for these services because I believe it is federal law as noted by Jeff, above.Most title companies do the same work but I would tell any seller that insisted on this as part of the deal to pound sand.

I just watched the weather channel.They had a video of Texas and a tornado was lifting and throwing cargo car boxes weighing 16,000 pounds around like feathers.They were going way in the air and very far fast.Awesome and very scary at the same time.

& congealed grease from the deep fryer.A colleague of ours installed one only to get a $250 emergency plumbing billbecause the tenants daughter flushed about a pound of rotting pasta down the disposal, blocking the drains & she had the dishwasher running at the same time.Another of his tenants kept emptying her fish bowl water into the disposal but what she assumed was disposable blue sand was in fact glass chips & she did it twice.
