Are you still getting offers accepted at 80%-90% of list price in your area?

It seems like it's getting very difficult to find a cash flow property that doesn't have a lot of horrendous "issues" in my area. Realtor told me that agents aren't looking at any offers below the list price, and didn't seem to want to submit my offer of 90% of list, although he finally did. My BS meter went off because obviously you can't state that categorically about all houses, but there does seem to be a grain of truth in it.
